The Housing Act 2004 has bought in some very important changes:-
6th April 2006
Start of the new deposit schemes. Landlords are now required to secure all deposits taken from this date for any Assured Shorthold Tenancy.

Government launch of the New HMO (Houses in Multiple Occupation) rules. This now requires that landlords who have a property with 5 unrelated occupiers on three stories or more now need a licence. They also announced that there would be other types of HMO which may not require licences, but will have to be managed in the same way. Have you got an HMO and need advice - call Toby 01273 777680.

Government launch the New HHSRS (Housing Health & Safety Rating System). This now allows the council to enter any property not just those that are let and survey the property for 29 different hazards and the likly hood of them harming the occupants over a period of 12 months. watch out for this
